DEAR GUEST: Please read the entire description of this wonderful property BEFORE booking. This description explains all of the features, amenities, house rules and the process for check-in. To insure that everyone is "on the same page", we ask that you please read this important information PRIOR to reserving this property.
This charming 2-bedroom home is beautifully decorated and offers many great amenities including stylish furnishings and appliances (stove, dishwasher, refrigerator, microwave, washer/dryer, etc). It's located just off the Belt Highway near I-29 and 36 Highway. You’ll love my place because of the coziness, the cleanliness, the amenities, the quiet street, off-street parking, etc.
As a host, I enjoy meeting new people! I love hosting visitors to St. Joseph and will do everything I can to make sure your stay is comfortable and enjoyable! Because I am a "clean freak" myself, I am very particular about the cleanliness of my places. We do all of the cleaning ourselves (after all, no one can do it to meet my high standards!).
I provide amazing amenities like wonderful decor, complimentary high-speed Wifi, hair dryer, cooking utensils, shampoo, soap, laundry detergent, iron & ironing board, coffee and coffee maker, washer & dryer, dishwasher, smart TVs, and so much more! All of our properties are very close to restaurants, shopping, grocery stores, and more. In addition, our properties are located near Mosaic Life Care hospital and Missouri Western State University. You can also enjoy music, news, weather, and tons of information with the Amazon Echo (Alexa)! There's one in each room! She's installed and ready to serve you!
VERY SAFE AND SECURE AREA! Our properties are located in very safe and secure neighborhoods. All are in the “newer” part of town, east of the Belt Highway. To give you added security and peace of mind, all of our properties are equipped with a user-friend security alarm system which you control from a key fob that we provide to you upon check-in. In addition, outdoor video surveillance provides you with the extra comfort of safety and security (video surveillance is on the OUTSIDE of the property ONLY). You’ll rest well at one of our properties!
WHAT ABOUT PETS? Unfortunately, we do not accept pets on our properties. We LOVE animals, however, in order to be fair and consistent from guest to guest, we've had to adopt a "no pets" policy. In addition to the possibility of a pet soiling the carpet or causing some damage, pets can leave a dander behind that future guests may be allergic to. Because we want ALL of our guests to enjoy a clean, non-allergenic environment, this is another reason we don't allow pets in our properties. Thank you for understanding!
PROPERTY ACCOMMODATIONS: Please note that this is a two-bedroom property complete with a very nice and comfy queen-size beds in the master bedroom and secondary bedroom. This property is suitable for no more than four guests (including children/infants). In order to maintain compliance with our insurance carrier and keep our properties in tip-top shape and the furnishings looking new, overnight sleeping is NOT allowed on the sofa and air mattresses are not permitted (our insurance carrier mandates that only bedrooms may be used for overnight sleeping). Because of the decor, electronic technology, electrical outlets and some furnishings, our properties are not suitable for curious toddlers. We want every member your family to remain safe and have an enjoyable stay! Our properties are not designed to host parties, reunions, or social functions for people who are not actually registered guests staying at the property. Only registered guests should be occupying and using the property. Thank you for understanding!
IMPORTANT THINGS TO NOTE: Absolutely NO drugs or illegal substances in the state of Missouri may be brought into our property. Due to our insurance regulations, we can only check in the guest whose name is on the reservation. We cannot check in or turn possession of the place over to ANYONE other than the person who actually made the reservation or is listed as a GUEST on the reservation. The reservation must accurately reflect the number of guests staying at the property including children/infants. Thank you!
I'M LOOKING FORWARD TO MEETING YOU! Upon your arrival, I will meet you at the property to program your own unique custom access code, show you how to operate the security alarm system, and get you checked-in. Additionally, you'll sign a check-in form stating that you're familiar with the house rules and to confirm your check-out date. You will show your identification and complete a basic guest registration card for our insurance purposes. Check-In time is anywhere from 3:00pm until 11:00pm. We will attempt to accommodate a check-in prior to 3:00pm if the unit is available and ready. If you plan to arrive after 11:00pm, please let us know at least 24 hours in advance so we can make the necessary arrangements, otherwise a $50 late check-in fee may apply. We are required to meet guests at the property for check-in, verify ID, and show you where the fire extinguisher is located. NOTE: Our properties are not the typical AirBNB, VRBO or HomeAway short-term rental. Most of our reservations come through our own website. So, if you are booking this property through one of the third-party platforms, please understand that our check-in process may be a little different (as explained in this listing) from what you might be used to. -+- I agree to refrain from smoking or vaping of any kind inside the property. Furthermore, I agree and understand that any violation of this policy will result in a $350 additional charge and immediate cancellation of my reservation.
-+- No illegal substances (in the state of Missouri) may be brought in or on the property.
-+- No pets of any kind are allowed on or in the property (inside or outside).
-+- Because of the potential fire hazard, candles or open flames are not allowed inside the property.
-+- Any form of marijuana or THC can leave a residual odor offensive to some people. Therefore, Guest(s) agree to refrain from opening any type of container or packaging of marijuana or THC while inside the property. Guest(s) also agree to refrain from burning or smoking marijuana or THC on the deck, patio or porch if the drifting smell could be noticed by neighbors or other guests. Under NO circumstances may marijuana be smoked or burned while inside of the property. Furthermore, Guest(s) agree and understand that any violation of this policy will result in a $350 additional charge.
-+- Only registered guests (those listed on Registration Card) may occupy the property at ANY time. No parties, social gatherings, unregistered visitors, reunions, etc.
-+- 1-bedroom units may have a maximum of 2 guests; 2-bedroom units may have a maximum of 4 guests; 3-bedroom units may have a maximum of 6 guests.
-+- Only the beds in bedrooms may be used for sleeping. The sofa may not be used as a bed. No air mattresses allowed.
-+- The thermostat should be set within the range of 68 degrees to 74 degrees. All windows/doors (including storm doors and storm windows) shall be kept closed while the air conditioning/heating units are in operation.
-+- No appliance or piece of furniture may be used for any purpose other than the purpose it is intended by the manufacturer.
-+- Cigarette butts or other trash may not be thrown or disposed of on the lawn.
-+- Up to two vehicles are allowed in the parking area, and both vehicles (if two) must be parked in the two parking spots directly in front of the unit. Absolutely no parking on the lawn or sidewalks, or any portion thereof.
-+- The parking of trailers, RVs, commercial vehicles, boats, etc require advance approval from property owner.
OTHER IMPORTANT INFORMATION (PLEASE READ!):
Guest(s) understand that violation of any of these policies shall result in the immediate cancellation of the reservation and Guest shall forfeit any and all payments and/or deposits paid to Sandy Investment Properties LLC, AirBNB, VRBO, HomeAway, Expedia, or any other entity in receipt of the reservation payment. In addition, Guest expressly agrees to pay for any repairs, property damage, smoking penalties, additional cleaning and/or odor removal that may result from violation of these policies, neglect, disrespect or otherwise.
PLEASE NOTE... if you are booking this property through AirBNB, VRBO, Expedia, HomeAway, or any website other than our direct-booking website, you are responsible to be familiar with our House Rules, check-in process, security systems, and everything explained in the listing description PRIOR TO COMPLETING THE RESERVATION. If you book this property through one of these third-party websites, and fail to read the description of this property and understand our House Rules, check-in process, prohibition of third-party bookings (you booking the reservation for someone else on your account), etc., and subsequently you want to cancel the reservation, unfortunately we will no longer offer a refund other than what is outlined in our standard cancellation policy. Guest understands that Sandy Investment Properties, LLC is required to promptly notify law enforcement of any illegal substances found or known to be on the property. Guest also understands that video surveillance is in operation on the parking areas, garage (if any) and exterior of the property only. Absolutely NO video surveillance or recording devices are installed in the living or private areas of the property. If Guest disables, or attempts to disable or impair, any smoke detectors, smoking detectors, video security, security systems, wifi, or any other device intended to secure the property and protect the property owner, the reservation will be immediately canceled and no refunds will be given.
Guest(s) EXPRESSLY hereby AGREES TO INDEMNIFY AND HOLD HARMLESS Sandy Investment Properties, LLC from any loss, liability, injury, damage, or costs, including court costs and attorney fees, that they may incur due to Guest’s participation in renting, whether caused by negligence of Sandy Investment Properties, LLC or otherwise. Guest accepts FULL responsibility for their own safety and security and the safety of any members of my family/party while on any premises owned by Sandy Investment Properties, LLC.

RESERVATIONS OF 14 TO 30 NIGHTS:
-- If Reservation is cancelled by Guest 14 or more days prior to the check-in date, a full refund will be given less a $100 service fee.
-- If Reservation is cancelled by Guest less than 14 days prior to check-in date, Guest agrees to pay the total amount due or 7 days’ rent (7 x Nightly Rate plus taxes), whichever is the lesser amount.
-- If Reservation is cancelled by Guest less than 7 days prior to check-in date, Guest agrees to pay the total amount due of 10 nights' rent (10 x Nightly Rate plus taxes), whichever is the lesser amount.
-- There will be no refunds for any cancellations after the Guest has checked into the property.
RESERVATIONS OF MORE THAN 30 NIGHTS:
-- If Reservation is cancelled by Guest 28 or more days prior to the check-in date, a full refund will be given less a $250 service fee.
-- If Reservation is cancelled by Guest less than 28 days prior to check-in date, Guest agrees to pay the total amount due or 14 days’ rent (14 x Nightly Rate plus tax), whichever is the lesser amount.
-- If the Guest has checked in the property and would like to vacate the property prior to the Check-Out Date, Guest shall give Host/Owner 15 days' written notice so Host/Owner may advertise availability of property. If Host/Owner is able to replace the total revenues lost as a result of Guest's cancellation by renting to another Guest(s) during the original reservation term, Guest will only be responsible for paying the difference to Host/Owner. Because Host/Owner has removed the property from showing as "available" on online booking sites, Guest understands that any cancellation prior to the end of the reservation term would constitute a real monetary loss to Host/Owner and agrees to make Host/Owner whole.
Host/Owner reserves the right to cancel reservation if Host/Owner believes that Guest has violated or intends to violate any House Rules, disrespects the property and/or the Host/Owner, makes any type of threat toward any other Guest or the Host/Owner, uses discriminating or vulgar language toward any other Guest or the Host/Owner, is a nuisance to other Guests, or for any other reason at the sole discretion of Host/Owner.
